This residential development in Hackney Wick comprises 150 apartments and townhouses across two blocks, requiring a technically diverse and high-performance roofing solution.

Skyler delivered a multi-system package including standing seam metal roofing with Rockwool insulation, bituminous hot melt with foam glass insulation, and liquid waterproofing to address complex detailing.

Roof finishes incorporated green and blue roof systems to support sustainable drainage and biodiversity, alongside paved areas with ballast and bespoke perimeter cappings.

The package was further complemented by modern metal decking on balconies and terraces.

Fully integrated mansafe systems and abseil points ensured safe long-term maintenance.

The result is a durable, compliant, and future-proof roofing solution aligned with modern residential performance and sustainability standards.

Lombard Square, Plumstead

This major regeneration scheme delivers 1,913 new homes over approximately 47,000 sqm of residential, community and commercial spaces.

Delivered across three phases, Skyler has undertaken site-wide waterproofing works totalling approximately 22,000 sqm, supporting the phased evolution of the development and ensuring continuity of performance across multiple build stages.

Given the scale and complexity of the scheme, a multi-system approach was adopted to meet varying design, performance, and programme requirements. This included the installation of bituminous hot melt systems, built-up felt roofing, and cold applied waterproofing solutions, all integrated with non-combustible insulation to meet stringent fire safety and regulatory standards.

Roof finishes across the development incorporate a combination of blue and green roof systems, alongside paved and decked areas, delivering a balanced approach to sustainability, water management, and user access.

The result is a robust, high-performance waterproofing strategy that delivers a professional, future-proofed solution for this large-scale regeneration project.

Coronation Square, Leyton

This impressive, multi-phased, new-build scheme in East London comprised over 6,000 sqm of waterproofing works delivered across a complex programme of development.

Skyler delivered a fully integrated waterproofing strategy designed to meet the varied technical demands of the scheme while maintaining consistency in performance and quality across all phases.

The package included hot melt waterproofing with XPS insulation, built-up felt systems with integrated PIR insulation, standing seam metal roofing and cold-applied liquid waterproofing solutions, each selected to suit specific roof zones, detailing requirements, and programme constraints.

A key element of the development was the incorporation of blue, green, and brown roof zones, forming a comprehensive sustainable drainage and environmental strategy. These systems were designed to manage surface water runoff effectively, reduce pressure on drainage infrastructure, and enhance biodiversity through varied substrate and planting approaches. Collectively, they also contribute to improved thermal performance and long-term ecological value across the site.

The programme also incorporated a range of additional finishing elements including aluminium decking, and paved roof areas.

To support safe long-term access and compliance, mansafe systems were installed across all principal roof areas, ensuring secure maintenance routes and reducing operational risk for the facilities teams.

High Point Village

Skyler acted as principal contractor on this project for our client which involved the complete replacement of the existing timber decking with modern Aluminium decking.

The total area covered 2,950sqm of decking renewal.

The difficult logistical issues of working in an occupied residential development were overcome with careful and considerate planning.
